Vacancy rates are higher for Q4. However, Landlords are not downgrading gross lease rates which is an anomaly in a down market . Our projection is there will be a more inventory and higher vacancies. However, lease rates in the Downtown Austin area are not moving downward. Sublease opportunities have decreased about 4% into the end of Q3 2024.
Keep in mind, all lease rates are sub-market dependent in Austin. Lease Rates in the CBD area are seeing no significant change “yet” for this year (Q2 2024) which is the inverse of what most people would expect. However, the longer offices stay empty, it will put more pressure on owners to lower their lease rates. We are not experiencing any significant decreases in lease rates.
